General Terms & Conditions
Bookings are arranged either by or on behalf of the owners of the property.
These booking conditions will form part of your holiday contract with us – please read them carefully.
The first named person in the online booking form accepts these booking conditions on behalf of all members of their party and also accepts full responsibility for all payments due to us in relation the holiday that has been booked.
Your contract with us is made subject to English law and to the jurisdiction of the English courts. |
Privacy Policy
Your business is important to us. We maintain a strict privacy policy for all our customers. For the purpose of gathering statistical data, our website is designed to collect limited information using cookie technology.
Cookies are small files that are temporarily resident on your system and aid in tracking which pages you visit, your preferences, and to provide you with a more personalized service. You can set your browser to refuse cookies, or to warn you before accepting them. We use cookies, but most parts of our site can be accessed even if your cookies are turned off. But you may find there are parts of the site which you cannot access if your cookies are turned off.
We collect the following information -
- Email addresses.
- Registration: on some parts of the site we ask you to register, and if you do we ask for your name, email address, geographical address and other personal information.
- From time to time we will ask you for further information, for example if we need additional information to process your payment.
We use the information in-house to help us understand more about how our web site is accessed and as a way to improve your visit experience.
We do not sell your personal information.

Equipment and Services
• The Summer House is fully furnished and equipped. The kitchen has electric cooking facilities, refrigerator, dishwasher, microwave oven, sink with hot and cold water, and sufficient cutlery and crockery, utensils and glasses and other cooking equipment sufficient for the maximum number the villa is stated to accommodate.
• Each bathroom has either a shower.
• Bed linen and indoor bath and hand towels are provided.
• Pool towels are provided. Pool towels should not be used on the beach and you should bring these with you.
• Indoor furniture and household linen should not be used out of doors.
• One bedroom has a double bed and the other bedroom is a twin room.
• External tables, chairs and parasols are provided, as well as sunbeds for the swimming pool. |
Standards
• The apartments will be presented in a clean and orderly manner when guests take up occupancy and should be left in the same condition.
• The SummerHouse is inspected closely by us or our appointed local agent on a regular basis.
• The owners will take all reasonable steps to maintain the high standards of The SummerHouse and the surroundings.
• The owners cannot be held responsible/liable for any event outside their control – including storm damage, flood, sudden pest invasion, failure of public utility services, mechanical breakdown, previous damage by other guests for which there has been no time for remedial work.
• The owners will make every effort to get faults (e.g. with boilers and kitchen appliances) put right as quickly as possible. |
Holiday Insurance
• Personal travel and cancellation insurance is essential and must be in place before you travel.
• Please note that the use of the accommodation and the facilities – including the swimming pool – is entirely at the user’s own risk. |
Acceptance of Booking Conditions
• The signing of the booking form (or acceptance by email) implies that the guest has understood these booking conditions and fully accepts them without exception or reservation. |

Bookings & Payments
• Availability is live online, however there may be pending bookings which are not shown. Once you have completed the online booking form we will confirm availability by email.
• Confirmation of booking is only made upon receipt of the correct payment due (see below).
• A 30% deposit must be received by the owners within 5 days of your confirmation of booking except when booking less than 8 weeks before arrival, in which case full payment should be made.
• Full payment for the rental is due by the date shown on your confirmation form. This is usually 8 weeks before the booking commences.
• When we receive the deposit, we send a receipt and confirm the booking.
• When we receive the full amount we send another receipt with directions for the property and house guide. |
Occupancy
• The number of persons in occupation must not exceed the number quoted on the booking form without prior written consent.
• The owners reserve the right to ask unauthorised additional persons to leave or cancel the contract in full. Any additional expenses incurred by the owner in this respect will be charged to the person completing the booking form. |
Period of Lettings
• Bookings are from Saturday to Saturday unless prior agreement has been given by the owner.
• Guests are asked to arrive after 3 pm and to leave by 10.00 am on the last day. Depending on other bookings, there may be some variance allowed at the owners discretion.
• The property is prepared for the next letting between 10.30 am and 3.00 pm on the day of the changeover. |
Security Deposit
• A security deposit of £450 is payable to the owners with the final payment.
• The owners reserve the right to deduct from this deposit a sum to cover any losses, breakages or damage caused to the property or its contents during a guest’s stay, and also for any extra cleaning if the property is left in an unreasonable state.
• If extra cleaning is required, this can be arranged at additional cost and the charge will be notified upon request. Payment for this will be added to the total holiday cost. |
Cancellations
• Cancellations must be made in writing, signed by the person who made the booking.
• The following cancellation penalties will apply according to the date on which the cancellation is received by the owners:
- More than 8 weeks before the arrival date – the deposit.
- Less than 8 weeks but more than 6 weeks before arrival date – 50% of the rental price.
- Less than 6 weeks before arrival date – 100% of the rental price.
• The owners reserve the right to cancel a booking and return the deposit if the balance of the rental is not received by the date it is due.
• Although it is unlikely, the owners of The SummerHouse reserve the right to cancel your holiday for any other reason in which case we will refund all monies that have been paid. The owners will not be liable for any consequential losses incurred by the booking party as a result of this. |
Complaints
• In the unlikely event that the guests have any problems during their stay, the matter must be reported immediately to the owners (or their appointed local agent) during their stay.
• If you fail to notify the owners or their local agent of any dissatisfaction during your holiday or abandon the property without notification complaints cannot be rectified retrospectively
• If the complaint cannot be resolved locally at the time of complaint, a formal complaint must be made in writing to the owners within a period of 28 days commencing with the last day your holiday. Otherwise you will lose any entitlement you may have had to compensation. |
